Please read the following and drive by the complex first. If you feel you meet the guidelines for qualifying, we will be happy to show you the unit available. We encourage you to come to the meeting with the fully completed application(s) and fee(s). We prioritize based upon first come, first qualify, first serve basis.

Policies
• We do not discriminate on the basis of race, color, religion, national origin, sex, marital
   status, age or physical or mental disability.
• Multiple renters will be jointly and severally responsible for all terms and conditions of    
  the rental contract
• Assignment or subletting is prohibited/not allowed/not negotiable
• Pets and/or visitor’s pets are prohibited/not allowed/not negotiable
• Smoking is prohibited/not allowed/not negotiable

Criteria
• Excellent credit is required – no credit card delinquencies, evictions, foreclosures, 
   short-sales or bankruptcies
• Combined monthly income (three times the rent), job stability (two years in the same 
  field or profession)
• All income must be verified by providing copies of current paycheck stubs, W-2s. 
• Self-employed individuals must provide previous year’s tax return (form 1040 and
  Schedule C), as well as four months of bank statements showing record of deposits

Procedures
• Each applicant, 18 year of age and over, must thoroughly and legibly complete an
  individual application
• A $50 non-refundable fee for each applicant is required to check background and credit
  history. Please ask to whom to make checks payable.
• A holding deposit is required upon approval of the application, should the applicant
  (s)/prospective tenant(s) desire to hold the apartment. The holding deposit shall be
  transferred onto the rental contract as the cleaning and security deposit at the execution
  of the contract and shall be fully refundable upon vacating the apartment. If the applicant
  (s)/prospective tenant(s) fail(s) to rent the apartment, the owner/landlord shall retain from
  the holding deposit, a $400 charge to cover the loss/expense associated with relisting
  the unit, accounting entries/reversals, return of the balance of the deposit and
  administrative expenses related to the cancelation

Process
• We will check your credit, income and references to ensure they meet the rental criteria
• It typically takes one to two business days to process your application and check your
  credit history
• Incomplete applications or missing application fee will delay the start of processing
• Failure to be on time for any scheduled appointments shall be grounds for Management
  to refuse to conduct further business with applicant(s)/prospective tenant(s)

Approval 
• Upon approval, we will schedule a meeting to collect the holding deposit.
• Without the holding deposit, the unit will continue to be available and shown to other
  applicants.

Execution of Rental Contract
• Meeting scheduled to execute contract, collect full or pro-rated rent, receipt of keys and
  tour complex grounds and facilities
